Batumi after summer: how seasonality changes price and property choice

August shows rental potential at its peak. A purchase decision needs a model that works over the whole year.

Summer in Batumi can easily create the impression that a seaside flat will always be in demand. The city is full, the boulevard is lively and short-term rental looks convincing. But a purchase decision cannot be made from August alone.

High season shows a property at its maximum potential. The annual outcome is determined in the months when the city is quieter and the supply of flats is most visible.

High season is not an annual result

Summer tests whether a property is visible, accessible and worth paying for in that location. Off season tests something else: whether it can attract demand without discounts and whether it has a real alternative to short-term rental.

Yield cannot be calculated by multiplying July’s rate by twelve. An annual model must include October-to-May occupancy, management, cleaning, maintenance, utilities, platform fees and the tax treatment.

Competition matters more than headline statistics

A guest does not choose “Batumi”; they choose a specific flat: area, view, building condition, service, route to the sea, reviews and price. Two studios in neighbouring buildings can produce very different results.

This is especially important in projects with many identical flats. Even strong summer demand does not remove competition within one building. Compare like-for-like alternatives nearby, not the city-wide average.

Infrastructure has a slow effect

A project is being prepared to rehabilitate Batumi Boulevard and create a pedestrian connection to Gonio. It covers public space, utilities, lighting, recreation areas and pedestrian routes.

For locations along the future route, this is a meaningful long-term factor. It is not a reason to overpay today: the work is still at the design stage and construction is not expected before the 2027 season.

Four questions before buying

What happens to rental from October to May?

Use a conservative occupancy and rate scenario, not a summer result extended across the year.

How many direct competitors are nearby?

Count comparable flats in the building and nearby new projects, not every listing in Batumi.

Why would a guest choose this specific flat?

The answer should be specific: location, view, service, condition, layout or verified price.

Does the purchase still work with a weaker season?

If not, summer yield remains an attractive scenario, not a basis for the decision.
