1. Who we are
Partner Estate is operated by Individual Entrepreneur Levan Tabidze (Tax ID: 61003007799), registered at No. 10, Angisa, 2nd dead-end, Batumi 6010. 2. Nature of the service
Partner Estate provides real-estate investment advisory: market analysis, property short-listing, due-diligence support, and post-purchase asset management. We do NOT provide regulated financial advice, tax advice, or legal advice as defined under Georgian law — for those, we coordinate with licensed third parties (lawyers, tax advisors, notaries) at your option.
Engagement terms — including any fee structure — are agreed in writing and in advance, on a per-task basis. We adhere to the four practice standards of the National Association of REALTORS®: transparency in transactions, fiduciary duty to the client, professional ethics, and full disclosure.
3. No guarantees on returns
Real estate markets carry capital risk. The numbers we present (yield ranges, growth scenarios, IRR projections) are derived from third-party research — primarily TBC Capital, Galt & Taggart and Colliers — and from our own market reads. They are illustrative, not contractual. Past performance does not guarantee future returns. Always make your own assessment, ideally with an independent tax and legal advisor.
4. Eligibility
You must be at least 18 years old and have legal capacity to enter into property transactions in your jurisdiction of residence. We may decline to engage where AML / KYC checks fail, or where a transaction would violate sanctions or Georgian law.
5. Acceptable use
- Don't use the site to break the law, harass anyone, or attempt to compromise its security.
- Don't scrape the catalogue at scale or build derivative listings without our written permission.
- Don't impersonate Partner Estate or its founders in any communication.
6. Intellectual property
The site, its design, copy, photography (with the exception of developer-supplied renders, which remain the property of their authors) and analytical methodology are owned by Partner Estate. Quoting short excerpts with attribution is fine; substantial republication requires our written consent.
7. Limitation of liability
To the maximum extent allowed by Georgian law, Partner Estate is not liable for indirect, consequential, or speculative losses arising from your use of the site or reliance on its content. Our total aggregate liability under any single engagement is capped at the amount you actually paid us under that engagement (which, for buyer-side representation, is typically zero). We do not exclude liability for our own gross negligence or wilful misconduct, where Georgian law does not allow it.
8. Governing law and disputes
These terms are governed by the law of Georgia. Any dispute is to be resolved first through good-faith negotiation; failing that, by the courts of Tbilisi, Georgia.
