New construction with the legal status of housing: apartment or house. The baseline scenario is residence or long-term rental.
The key point is title clarity and permits, verified through NAPR. Tax on sale and rent follows the residential regime.

Units within hotel infrastructure, often sold for short-term rental. A meaningful share of Batumi coastal new-builds.
The main risk is classification: a unit in hotel infrastructure may not qualify as residential for exit-tax logic. The effect is calculated before the transaction.
