Market segments
Three segments: taxes, risk and exit.
Residential apartments, aparthotels and resale properties carry different risks and taxes. We identify the segment before making any recommendation.
01
New builds · residential classification
New construction with the legal status of housing: apartment or house. The baseline scenario is residence or long-term rental.
The key point is title clarity and permits, verified through NAPR. Tax on sale and rent follows the residential regime.
Tax rates02
New builds · aparthotel classification
Units within hotel infrastructure, often sold for short-term rental. A meaningful share of Batumi coastal new-builds.
The main risk is classification: a unit in hotel infrastructure may not qualify as residential for exit-tax logic. The effect is calculated before the transaction.
Classification and taxes03
Secondary market
Existing apartments with history: usage, renovation, resident composition, past transactions in the building. Less volatility, less growth potential.
Risk shifts from developer track record to building condition and title history. Income is usually below peak short-term rental, but steadier.
