According to Recov, Batumi registered 1,235 apartment transactions in August (−4.3% year-on-year). Market value was USD 81 million (+2.9%). Several projects registered transactions in bulk in August 2025, lifting the primary-market base. The annual change is therefore not a direct forecast of price or demand.

The market-wide yield benchmark has not changed. Galt & Taggart’s 2025 review puts Batumi at 7.4%, after 8.8% in 2024. Recov’s August report does not calculate yield. Apartment price, occupancy, costs and taxes still need separate checks.

Open question: will the next release confirm that most of the primary-market decline is a base effect? September transactions, especially in new projects, are needed to answer it.
