Batumi: June growth, but price data needs caution.

New Recov data shows 7,838 Batumi apartment sales in H1 2026 (+11.4% year-on-year) and market value of USD 507 million (+29%). June recorded 1,468 transactions (+8.2%). New-build average price reached USD 1,455 per m², but Recov itself notes late registrations and several expensive deals. The figure cannot therefore be applied mechanically to one apartment.

Batumi recorded 7,838 apartment transactions in H1 2026, up 11.4% year-on-year. Market value grew 29% to USD 507 million. Growth continued in June: 1,468 transactions (+8.2%) and USD 100 million (+28.2%). Activity is real, but it does not imply equal growth across every building and district.

What changed

Growth was uneven across segments

In June, transactions in new projects rose 11.6%, while old-apartment transactions fell 26.4%. By market type, secondary transactions grew 24.5% and primary transactions fell 0.8%. Foreign buyers represented 47% of old and new project transactions and accounted for 87% of their growth. The headline increase hides very different segment dynamics.

Yield is a range, not a promise

Galt & Taggart’s 2025 review puts Batumi rental yield at 7.4%, after 8.8% in 2024. TBC Capital expects real estate yields to remain around 8% in 2026, while also noting continued rent correction. For a specific property, we therefore model the net scenario: entry price, occupancy, costs, tax and exit.

Kobuleti: prices rise while sales normalise after the peak

Kobuleti apartment sales peaked in 2023 and then stabilised. Prices still rose: TBC Capital’s latest reading is close to USD 1,100 per m². Buying “cheaper than Batumi” therefore does not automatically mean easier resale.

Poti: stable market, different investment logic

Poti apartment sales look more stable. After sharp price growth in 2023-2024, the average price fluctuates around USD 500 per m². This may be interesting from a budget perspective, but Poti should not be evaluated through Batumi short-term-rental logic.

What stayed the same

The main conclusion has not changed: the market is active, but a headline number does not value a specific property. June pricing is sensitive to registration timing and the mix of sold units, so entry price, alternatives and direct building competition still need separate checks.

Open question

Open question: will the USD 1,455 per m² level be confirmed in the next months, or is it a temporary effect of late registrations and expensive projects? The answer needs July and August registered transactions, especially in the primary market.
