July transactions fell. The comparison still needs caution.

According to Recov, Batumi registered 1,378 apartment transactions in July (−11.8% year-on-year), while market value was USD 92 million (−5.2%). The July 2025 base was lifted by bulk registration of transactions in several projects. This one reading is therefore not a simple forecast of demand.

What changed

New-build average price was broadly flat

The weighted average new-build price was USD 1,376 per m², 0.1% below a year earlier. The primary-market average fell 14.4%, while the secondary-market average rose 9.1%. Excluding one high-priced project, Recov says the primary-market price would have risen 2%. Here too, an average does not price a specific flat.

Tourism remains relevant, but is not a rental forecast

Adjara recorded 621,300 inbound visits in Q2 2026. In the same period, international visits to Georgia fell 4.5% year-on-year and tourist-type visits fell 2.7%. This is context for short-term rentals, not occupancy for a particular building or flat.

What stayed the same

The market-wide yield benchmark has not changed. Galt & Taggart’s 2025 review puts Batumi rental yield at 7.4%, after 8.8% in 2024. Recov’s July report does not calculate rental yield. Entry price, occupancy, costs, tax status and exit scenario still need separate checks for a specific property.

Open question

Open question: will August registrations confirm the July picture, or will the one-off registration effect change? The next monthly reading, especially for the primary market, is needed to answer.
